FAQs

Who do I call in an emergency?

Call 911 if there is:

  • Immediate danger to life. 
  • Immediate danger to property (e.g., fire, gas leaks, flooding),

Call our office for non-life-threatening emergencies (see below).

Emergency calls placed after hours will be forwarded to our emergency services line which will then contact the person on call.

What is an emergency vs non-emergency item?

  • Emergencies that are not life-threatening include plumbing issues, flooding, lack of heat, or leaking roofs.
  • Non-emergencies include, but are not limited to dripping faucets, broken air conditioning, or outlets that stop working. 
  • What to do in a non-emergency situation?
    • Call our office or submit a maintenance request via your tenant portal.  

What am I responsible for? 

Tenants are responsible for the following:

  • Complying with the terms listed in their lease agreement.
  • Financial responsibility for direct damages. 
  • Changing batteries in smoke detectors that have replaceable batteries. (If a fire alarm/smoke detector is broken, give us a call).
  • Equipping your home with safety equipment, such as a fire extinguisher. 
  • Changing HVAC filters (if applicable).

What is the timeframe for hearing back about my request?

Tenants should receive a response to their request within 24 – 48 hours*.

*Please note:  If a specialist is required, repair times are subject to the vendor’s availability.

How long are lease terms? 

  • Lease terms vary by property owner. 
  • Once your lease contract has expired, it will automatically convert to a month-to-month tenancy. Therefore, unless you plan to move, you do not need to contact us for a lease renewal.

Expectations

We kindly ask that you take good care of your rental property. In return, we’ll provide you with prompt, courteous service and a safe place to live.

We expect the following of our tenants:

  • Must not disrupt or disturb the peace and quiet of their neighbors
  • Pay rent in a timely manner
  • Call or submit a request if maintenance is required
  • Comply with the no smoking or vaping policy (per your rental agreement)
  • Submit proper authorization forms when necessary (e.g., requesting a pet, adding an additional tenant, getting a satellite dish, etc.)
  • Comply with all terms listed in the lease agreement
